Groundskeeper / Porter

Curb appeal is often the first thing a prospective resident notices, and the last thing a current one consciously thinks about until it slips. The Groundskeeper role at Prometheus Real Estate Group's Saltwood community in Portland exists precisely to keep that standard consistent day after day, not just during lease-up or inspection season.

This is an entry-level position, and Prometheus treats it that way intentionally. You don't need a long resume in property maintenance. What you do need is attention to detail, the ability to manage your time without someone directing every task, and a genuine interest in the physical environment you're helping maintain. Prior custodial or apartment experience is a plus, but the role is structured to develop the skills it doesn't require you to arrive with.

What the Work Actually Looks Like

Your day centers on the cleanliness, physical appearance, and curb appeal of the Saltwood property. That means grounds upkeep, common area care, and the kind of ongoing punch-list attention that keeps a community looking sharp between turns and through heavy traffic seasons. You'll work with some autonomy, so time management matters. You'll also interact with residents regularly, which means customer service isn't a secondary part of the role. It's woven into the work itself. Residents notice who maintains their community, and how those people show up.

Physical requirements are real: standing, walking, climbing, repetitive motion, and occasional lifting up to 50 pounds. This is hands-on, outdoor-leaning work in Portland's climate, which means you'll work through rain and seasonal variability as a baseline expectation.

Compensation and Benefits

  • Hourly pay range: $17.75 to $20.00
  • Discretionary semi-annual bonus, standby pay, on-call premium pay
  • Additional bonuses available: referral, training coach, renovation, and lease-up
  • Medical, vision, and dental at 100% company-paid (dependents included on eligible plans)
  • Life insurance, long-term disability, and 24/7 behavioral health access
  • 401(k) with employer matching

  • Tenure-based housing discounts and tuition reimbursement
  • Paid volunteer time

For someone starting out in property management, the Groundskeeper role builds a specific and transferable skill set: reading a property's physical condition, prioritizing maintenance tasks independently, and developing the kind of resident-facing presence that carries into leasing, maintenance tech, and eventually supervisory roles. Prometheus's bonus structure for lease-up and renovation work also signals that strong porters get pulled into higher-stakes projects as the company scales or turns communities.
