Skills That Drive This Role

Groundskeeping at a well-run apartment community is more physical and observational than most people expect. The core skills here aren't complicated, but they matter every single day: attention to detail at ground level, the discipline to work independently without someone checking on you, and the physical stamina to keep moving through an Austin summer. If you're someone who notices the cigarette butt others walk past, or the overgrown edge nobody trimmed, you'll fit this work well.

Weinstein Properties has been family-owned for over 70 years, managing more than 60 communities across Virginia, North Carolina, Texas, Tennessee, and Georgia. The Bexley 3Five community in South Austin is where this role lives. That family-ownership structure means decisions get made by people who actually care about how the property looks and feels, not just what the numbers say on a quarterly report. Curb appeal directly affects traffic and lease-up velocity, and the groundskeeper is the person most responsible for that first impression.

What You'll Actually Be Doing

Expect repetition. That's not a warning, it's just the reality of this work. Litter pickup, pet waste stations, blowing walkways, pressure washing, weeding, light planting, and keeping common areas clean are daily and weekly rhythms. You'll also support the maintenance team on make-readies when needed, which could include light painting or housekeeping tasks inside units being turned. Operating a golf cart and trailer, using backpack blowers and power washers, and lifting up to 50 pounds regularly are all part of the physical profile here.

The schedule is Monday through Friday, 8am to 5pm. No on-call rotations, no weekend requirements built into the base schedule. That's a genuine quality-of-life detail worth noting for this type of role.

  • Daily litter and pet waste pickup throughout the community
  • Pressure washing, blowing, and maintaining exterior common areas
  • Weeding, planting, and general landscaping upkeep
  • Supporting maintenance on turns and make-readies as needed
  • Light painting and interior housekeeping tasks when required
  • Operating equipment including golf carts, trailers, and power tools

What Makes Someone Stand Out Here

The starting pay is $18 per hour with quarterly bonuses, plus a $1,000 stay-on bonus after 90 days in good standing. Benefits include health, dental, and vision coverage, a 401k with company match, paid holidays, birthday time off, and a rent discount. That package is more complete than what many groundskeeper roles offer at this pay level.

What separates a strong candidate from an average one isn't experience with specific equipment. It's showing up consistently, completing the unglamorous tasks without being asked twice, and communicating well with the maintenance and leasing teams. Weinstein explicitly invests in promoting from within. Groundskeepers who demonstrate reliability and a willingness to learn have a real path into maintenance technician roles, which carry higher pay and broader responsibility across the property's mechanical and unit-level operations. If you're early in a maintenance career and want a structured way in, this is a legitimate starting point.
