Groundskeepers at apartment communities do more than mow grass. They're the first thing residents and prospects notice, and a well-kept exterior directly affects leasing traffic and resident retention. At Weinstein Properties, a family-owned company with 70-plus years in the business and over 60 communities across five states, the groundskeeper role is treated as a core part of operations, not an afterthought.

This position is at Bexley at Anderson Mill in Cedar Park, TX, working a standard Monday through Friday, 8am to 5pm schedule.

What the Work Actually Looks Like

Most days start with a walk of the property. You're picking up litter, servicing pet waste stations, clearing debris, and making sure common areas look sharp before residents leave for work. From there, tasks vary. You might run a backpack blower through breezeways, operate a pressure washer on sidewalks, do light weeding or planting, help with a trash-out on a vacant unit, or assist the maintenance team on a punch list item. Some days you're on a golf cart moving between areas; other days you're on your feet for hours in Texas heat.

The repetitive tasks (litter pickup, pet waste, general policing of the grounds) happen every single day. That's not a caveat, it's just the job. People who do this well are the ones who take the recurring stuff seriously rather than treating it as filler work.

What You Bring

  • Reliability. This role sets the tone for the property every morning.
  • Physical readiness: lifting up to 50 pounds, extended walking and standing, bending and stooping, working outdoors year-round in heat, cold, and rain.
  • Comfort running basic equipment: backpack blowers, power washers, hand tools.
  • A self-starter mentality. You'll often work independently and should notice what needs doing without waiting to be told.
  • Willingness to handle unpleasant tasks without complaint. Trash-outs and pet waste stations are part of the job.

Pay, Bonuses, and Where This Role Can Go

Starting pay is $18/hour with quarterly bonuses. There's also a $1,000 stay-on bonus available after 90 days for team members in good standing. For the right person, this role is a real entry point into property maintenance. Weinstein promotes from within, and groundskeepers who show initiative and a willingness to learn often move into maintenance technician roles over time.
