Groundskeeper / Porter

Physical skill and sharp attention to detail carry this role. A groundskeeper who can spot a cigarette butt from twenty feet, notice a cracked walkway before a resident trips on it, and keep a 200-plus unit community looking sharp on a Monday morning after a rainy weekend. That's the standard at Weinstein Properties, and it shows in how long their communities hold curb appeal and occupancy.

What This Work Actually Looks Like

Weinstein Properties has owned and managed apartment communities for over 70 years, still family-operated, with a portfolio across Virginia, North Carolina, Texas, Tennessee, and Georgia. This opening is at Bexley at Anderson Mill in Cedar Park. The schedule runs Monday through Friday, 8am to 5pm, which is a real advantage in a trade where weekend call-ins are common.

The physical demands are real and worth taking seriously. You're outdoors year-round, lifting up to 50 pounds regularly, operating backpack blowers and power washers, running a golf cart across the property, weeding, planting, picking up pet waste, and trashing out units. Some of it is unglamorous. All of it matters. A well-kept exterior directly supports leasing traffic and resident retention, two metrics that drive NOI at any community. When grounds look sharp, prospects stay longer, and residents renew.

Daily and recurring tasks make up the bulk of the work. Litter patrol, pet station maintenance, and general upkeep happen every single day regardless of weather. The candidate who handles repetition well and still brings the same level of care on a Friday afternoon as they do on a Monday morning is the one who thrives here.

Skills This Role Builds and Uses

  • Independent task management without constant supervision
  • Equipment operation: backpack blowers, power washers, golf carts and trailers
  • Light painting and general housekeeping support
  • Proactive property inspection and issue identification
  • Cross-team coordination with maintenance and leasing staff

Weinstein specifically mentions a growth path into maintenance tech roles for groundskeepers who show initiative and a willingness to learn. That's not just filler. Companies that promote from within do it because internal candidates already understand the property, the residents, and the operational rhythm. Starting on grounds is a legitimate entry point into a skilled maintenance career.

Compensation and What Sets This Apart

Pay starts at $18 per hour with quarterly bonuses. There's also a $1,000 stay-on bonus available after 90 days in good standing. Benefits include health, dental, and vision coverage, a 401k with company match, rent discount, paid holidays, birthday time off, and vacation and sick leave.

What separates a strong candidate here from an average one isn't experience with a specific piece of equipment. It's consistency. Showing up on time every day, completing the same tasks thoroughly without being reminded, and communicating clearly with the maintenance team when something needs attention. Weinstein invests in training, so the technical side is teachable. The work ethic is not.
