It's a Tuesday morning at Foxchase Apartment Homes. A resident stops you near the leasing office about a noise complaint from the weekend. One of your leasing agents has a prospect tour in twenty minutes. And your maintenance lead needs a decision on a vendor bid before the afternoon. That's the job, and the General Manager who thrives here is the one who moves through all three without losing composure or momentum.

What You'll Be Responsible For

AIR Communities is hiring a General Manager for Foxchase Apartment Homes in Alexandria, VA. This is a full operational leadership role. You'll carry ownership of the site's financial performance, leasing results, team development, and resident experience. The community runs Tuesday through Saturday, 10 a.m. to 6:30 p.m. as the standard schedule, with some seasonal flex.

Day to day, that means coaching your leasing and maintenance teams, keeping occupancy and traffic metrics where they need to be, managing the property budget, and making sure the physical and service standards that define a best-in-class community are actually maintained. You'll also be the person who sets the tone. When expectations aren't being met, you address it. When a team member is developing well, you invest in that. AIR puts real weight behind resident satisfaction metrics, so you'll be watching more than just delinquency and NOI. The quality of the lived experience on-site is part of how this role is measured.

The compensation range is $85,000 to $115,000 base plus a 20% target bonus, commissions on new leases and renewals, and an on-site apartment benefit option. AIR also offers a 401(k) with up to 6% employer match, up to 16 weeks of paid parental leave, and tuition and certification reimbursement up to 100%.

Who Fits This Role Well

The baseline requirements include at least four years in sales, customer service, or asset management, with two or more years of direct property management leadership. Familiarity with platforms like Entrata, OneSite, SmartRent, or Salesforce is expected. You should be comfortable reading a budget and having a real conversation about revenue performance, not just deferring to a regional.

  • Proven track record leading and developing on-site teams in a leasing or service environment
  • Experience using performance metrics to drive individual and team accountability
  • Working knowledge of property financials, including budget management and revenue analysis
  • Ability to manage competing priorities across operations, leasing, and resident relations simultaneously
  • Reliable transportation and flexibility for schedule variation based on community and seasonal needs

What separates strong candidates from average ones at this level is usually less about technical knowledge and more about how they handle the human dynamics. A General Manager who can coach a leasing agent after a tough week, hold a direct conversation with a difficult resident, and still close the month strong is rare. AIR has support structures and systems, but this role requires someone who doesn't wait for direction to solve a problem at the site level.
