It's 8 p.m. on a Tuesday, and residents along your assigned route have set their bags outside. You move efficiently from door to door, hamper in tow, keeping the hallways clear and the property looking exactly the way a Cortland community is supposed to look.

This part-time Front Door Waste Technician role at Cortland Luxe Shadow Creek in Houston supports the daily valet trash program for a multifamily apartment community. It's physical, outdoor, route-based work that runs on a consistent schedule. You'll collect resident waste bags, transport them to onsite compactors or containers, and keep common areas clean throughout the property, including pool areas, dog waste stations, mail kiosks, parking lots, and stairwells.

What the Work Actually Involves

Beyond the route itself, you'll monitor for improperly disposed or prohibited waste and take appropriate action when you find it. Spills around doorsteps, sidewalks, and compactor areas get cleaned up as part of your standard responsibilities. You'll operate compactors safely when needed and keep the surrounding areas clear of debris and obstructions.

Every shift, you'll log start and end times and complete required reporting through a mobile app, including photos. This documentation matters. It creates accountability and helps the onsite team stay informed. You'll interact with residents, staff, and management along the way, so your manner in those moments reflects directly on the community's reputation. Cortland communities are positioned as premium living environments, and the cleanliness of common areas is part of what residents are paying for.

What You Bring

  • A high school diploma or equivalent (preferred)
  • At least one year in waste services or a customer-facing role
  • Working knowledge of EPA and OSHA regulations related to waste handling
  • Strong communication skills; bilingual ability is a plus
  • Physical ability to climb stairs, walk long distances, and lift up to 50 lbs
  • Comfort working outdoors in Houston's heat, humidity, and occasional rain
  • A valid Class E driver's license for local driving as needed
  • A personal smartphone (Android 2.2+ or iPhone iOS 4.3+) with data and active email for shift documentation

One thing that separates reliable candidates in this role: consistency. Routes don't get done halfway. Residents notice immediately when a bag gets missed or an area looks neglected. The people who thrive here take the work seriously even when no one is watching, show up on time, and communicate clearly if something is off on the property. That dependability is genuinely valued on a multifamily operations team.
