Full-time
On-site
Dallas, Texas, United States
Groundskeeper / Porter

Valet trash has become a standard amenity at Class A and many Class B multifamily communities across the Dallas-Fort Worth metro, and keeping that service running well requires someone who's consistent, physically capable, and takes resident-facing work seriously. Cortland operates a large portfolio of apartment communities in DFW, and this role supports one of their North Fort Worth properties.

What the Work Actually Involves

Each shift, you'll walk a set route through the community, collecting bagged waste from resident doorsteps and moving it through leak-proof carts to onsite compactors or containers. The route includes stairs, outdoor walkways, parking areas, pool decks, dog waste stations, and mail kiosks. You'll also clear debris, clean spills, and keep the compactor area clear and safe. All of this gets logged through a mobile app, including timestamps and photos, so documentation habits matter as much as the physical work itself.

Cortland expects its site teams to follow EPA and OSHA standards for waste handling, and this role is no exception. You'll need to recognize prohibited or improperly bagged waste and respond appropriately, and you'll interact with residents and staff throughout your shift. A professional, courteous presence is part of the job, not an afterthought.

What Cortland Is Looking For

  • High school diploma or equivalent, preferred
  • At least one year in waste services or a customer-facing role
  • Working knowledge of EPA and OSHA regulations around waste handling
  • Physical ability to climb stairs, walk extended distances, and lift up to 50 lbs
  • Comfort working outdoors in varying Texas weather conditions, including summer heat
  • Valid Class E driver's license for local driving as needed
  • Personal smartphone (Android 2.2+ or iPhone iOS 4.3+) with an active data plan for app-based reporting
  • Bilingual ability is a plus, though not required

One thing that separates reliable candidates in this role from those who wash out quickly: route discipline. The job looks straightforward, but completing a full property route efficiently every shift, in summer heat that regularly pushes past 100 degrees in North Fort Worth, while keeping documentation clean and resident interactions professional, takes real consistency. If you've held a route-based service job and take pride in finishing what you started, that background translates directly here.

Cortland is a vertically integrated multifamily owner-operator founded in 2005, currently ranked among the top 10 multifamily owners in the country. Their DFW presence is significant, which means this role sits inside a company with genuine infrastructure and defined career paths for people who perform well at the site level.
