Van Metre is hiring a Floating Maintenance Technician to support their North Carolina portfolio, with the primary focus on communities in the Spring Lake and Fayetteville area. This position reports to the Director of Facilities and works across multiple properties, so the day-to-day isn't fixed to one address. You'll handle everything from routine service requests and apartment turns to preventative maintenance schedules, curb appeal walks, and after-hours emergency response.
On any given day, you might be completing a punch list on a vacant unit to get it ready for move-in, troubleshooting an appliance issue in an occupied home, walking the grounds to catch anything that could become a liability, or coordinating with the Service Manager on upcoming preventative maintenance needs. Turn work, janitorial support, exterior repairs, and storage area upkeep all fall within scope. You'll track completed tasks, manage inventory, and keep maintenance materials stocked across sites. Because this role covers multiple communities, you'll also need a valid driver's license and your own basic tools.
The after-hours piece is real and worth naming. Emergency coverage runs 24/7, and as a floating tech, you're part of that rotation. It's not constant, but it's part of the job and you should go in knowing that.
Beyond the certifications, the person who fits well here is someone who can manage their own time across sites without needing constant direction, communicates proactively when something needs escalation, and treats residents with consistency and professionalism even when the day is chaotic. A floating role asks more of you interpersonally than a single-property position, because you're constantly building rapport with different teams and residents rather than settling into one familiar community.
Pay runs from $23 to $26 per hour depending on experience, with an annual bonus potential of $5,000 paid quarterly.
