Scion is one of the more established names in student housing, and this role sits at the intersection of leasing, marketing, and community operations across two Fort Collins properties. The title is Customer Experience Manager, but the job is really about driving occupancy and retention while keeping two communities running smoothly day to day.
You'll split your time between both sites, which means your organizational discipline matters as much as your sales instincts. Student housing has its own rhythm. Traffic surges during lease-up season, the annual turn is its own project within the job, and your residents are signing leases months before they move in. You need to understand that cycle and stay ahead of it.
On the leasing and marketing side, you're executing social media strategy across Instagram, TikTok, and Facebook, running on-campus events, doing weekly market surveys, and working toward revenue goals tracked through KPIs. You're not just reporting numbers. You're expected to read trends and adjust. On the operations side, you're inspecting curb appeal, coordinating work orders, keeping tabs on resident satisfaction, and helping plan and execute the annual turnover process alongside the General Manager and Facilities Supervisor. Student housing turns are high-volume and time-compressed. If you've done one, you know what that means.
This is also a people leadership role. You'll coach Experience Team Members, help with onboarding, and make sure the team stays Fair Housing compliant. You won't be managing the property solo. You're supporting the GM, but you're also expected to lead independently when needed.
The base salary range is $45,000 to $55,000, with a discretionary annual bonus and a full benefits package including health, dental, vision, 401k matching, and paid parental leave. Visa sponsorship is not available for this position.
One thing worth knowing: candidates who perform well in student housing CXM roles tend to move into General Manager positions relatively quickly.
