Director of Service & Construction - Houston
AIR CommunitiesPicture yourself standing in the middle of a Houston property mid-renovation, punch list in hand, while simultaneously fielding a call from a regional VP about capex variance and coordinating an insurance claim from last month's weather event. That's a normal Tuesday in this role.
The Scope of the Position
AIR Communities, one of the largest multifamily ownership groups in the country, is hiring a Director of Service and Construction to anchor their Houston market operations. This sits within AIR's Asset Quality and Service team, which means you're embedded in operations rather than siloed in a construction department. You'll work directly alongside community managers, service managers, general managers, regional property managers, and VPs to keep the portfolio performing.
The construction side is genuinely broad. You'll own project management and oversight for renovation programs including AIR's internal "AIR Edge" upgrade initiative, coordinate design-build workflows, manage vendor and contractor relationships, and keep projects on schedule and within budget. On the compliance side, you'll track and ensure execution of jurisdictional requirements such as REAC, MOR, 40-year inspections, facade and balcony reviews, and SCEP obligations. Those aren't checkbox items here. They're a core part of what you're accountable for.
Beyond construction, the role carries real financial weight. You'll support annual capex PCA compilation for budget reviews, contribute to R&M and COE budget development and execution, and work with property-level P&Ls to support NOI and EGI performance. Power BI and Excel proficiency are required, and the ability to run basic IRR analysis will come up. Familiarity with Entrata, Coupa, Brivo, and SmartRent is also part of the day-to-day toolkit.
Acquisitions and dispositions are part of the job as well. You'll participate in PCA reviews, on-site inspections, and budget development during due diligence, and take point on post-acquisition renovation leadership once a property joins the portfolio.
Regular travel across Houston-area communities is required, along with periodic travel to national-level meetings.
What Strong Candidates Bring
- A degree in construction management, engineering, architecture, property management, or a closely related field (strongly preferred)
- At least four to six years of multifamily or facilities maintenance and operations experience
- Demonstrated experience managing service operations across a portfolio of multifamily assets
- Hands-on experience running multiple construction projects simultaneously and independently
The candidates who tend to excel in roles like this are the ones who can hold both sides of the job without letting one drag down the other. Construction directors who can't read a P&L become cost centers. Ops leaders who can't manage contractors become bottlenecks during capex season. AIR is specifically looking for someone who bridges those two worlds, which is part of what makes this role worth paying attention to from a career standpoint.
In terms of trajectory, this type of regional director role in a national platform is one of the cleaner paths toward VP of Asset Quality, Director of Operations, or even regional COO work. The combination of financial fluency, construction oversight, compliance accountability, and team development you'll build here translates directly into senior leadership positions across both owner-operator and third-party management environments.
Base compensation is $145,000 to $165,000 with an annual target bonus. AIR also offers medical, dental, and vision coverage, a 401(k) with up to 6% employer match, a rent discount at AIR communities, paid parental leave of up to 16 weeks, tuition assistance, and reimbursement for job-related certifications and licenses.
