Job Summary:
The Director of Real Estate & Asset Management provides strategic leadership and enterprise level oversight for the Agency’s real estate portfolio, physical assets, and related contractual agreements for all business units. This role is responsible for long range real estate strategy, portfolio optimization, capital planning, risk management, and compliance, ensuring that properties and assets support the Agency’s mission, growth objectives, and financial sustainability.
Essential Functions:
- Provide analysis and recommendations related to site selection, acquisitions, renewals, relocations, consolidations, and dispositions.
- Oversee the Agency’s entire leased and owned property portfolio, ensuring optimal utilization, cost efficiency, and risk mitigation.
- Lead real estate planning initiatives supporting Retail expansion, relocations, remodels, and administrative facility needs.
- Direct annual and long range budgeting for occupancy costs, including rent, CAM, utilities, maintenance, capital expenditures, and major renovations.
- Evaluate financial performance of properties, identifying opportunities for cost savings, lease restructuring, and asset optimization.
- Collaborate with Finance on capital planning, forecasting, and ROI analysis for real estate investments.
- Establish and maintain strong relationships with brokers, landlords, developers, municipalities, and service providers.
- Partner with Maintenance, Safety, Procurement, and Operations to ensure properties are safe, compliant, and well maintained
- Support special projects and strategic initiatives as requested by senior leadership.
Minimum Qualifications:
- 7–10 years of progressively responsible experience in real estate, asset management, facilities, or portfolio management, including leadership or management responsibilities.
- Demonstrated experience with multi site portfolios, lease negotiations, budgeting, and capital planning.
- Strong working knowledge of ADA, regulatory compliance, and risk management related to commercial properties.
- High proficiency in Microsoft Office and real estate or asset management systems.
- Valid driver’s license permitting operation of a vehicle in Maine, New Hampshire, and Vermont with a satisfactory driving record.
- Ability to pass a criminal background check meeting Agency standards.
Preferred Qualifications:
- Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field required
