Maintenance Technician

It's 8:47 a.m. on a Monday and there's already a work order for a down HVAC unit, a leak under a kitchen sink, and a resident locked out of her unit. That's maintenance in multifamily. Cortland knows it, and they're looking for people who can handle that before lunch without losing their composure.

Cortland is hosting a facilities open house at Cortland at the Village in Smyrna, GA on Friday, August 14th from 10:00 a.m. to 2:00 p.m. The address is 2085 Lake Park Dr SE, Smyrna, GA 30080. They're hiring across three levels of maintenance, and they'll be meeting candidates in person that day.

Who They're Hiring

Three roles are on the table, each with distinct experience expectations:

  • Maintenance Technician: Two to five years of hands-on experience required. An active EPA certification is required for this level.
  • Service Technician: At least one year of experience. EPA certification is not required at this level, which makes this a reasonable entry point for candidates still building credentials.
  • Service Manager: Three to five years of experience, plus both an active EPA and an active CPO. This is the senior track, so bring the paperwork.

When you show up, bring an updated resume, your driver's license, and copies of any relevant certifications. If your EPA or CPO is sitting in a filing cabinet somewhere, dig it out the night before.

About Cortland

Founded in 2005 and headquartered in Atlanta, Cortland is a vertically integrated owner-operator ranked among the top 10 multifamily firms in the country. They handle design, construction, and operations in-house, which means their maintenance teams work within a more coordinated structure than you'd find at a typical third-party management shop. Work orders, capital projects, and make-ready standards tend to be more systematized at that scale, which is a plus if you like clarity and a challenge if you prefer doing things your own way.

For maintenance professionals in the Atlanta metro, Cortland's portfolio depth matters. Getting in at a property like Cortland at the Village can open doors to other assets in the portfolio, and the company's size means there's a real path upward for Service Technicians who earn their EPA and develop their diagnostic skills. We've seen plenty of techs move from wrench-turning to supervising a team within a few years at operators this size. The infrastructure to grow is there if you use it.

Cortland is an equal opportunity employer and participates in E-Verify. The company maintains a drug-free workplace policy.
