Community Manager

Evergreen Residential operates in the single-family rental and build-to-rent space, and this role sits right at the center of that work. As a Community Specialist based in Raleigh, you'll cover two BTR communities, The Point and Brier Creek, while also supporting a scattered SFR portfolio as needed. It's a field-based position where leasing and resident operations run together all day, every day.

The leasing side is real and consistent. You'll conduct tours, respond to inbound leads across phone, email, and walk-ins, track traffic and conversion data, and execute lease-up strategies to hit occupancy targets on schedule. You'll also assist with applications and coordinate move-in readiness, working alongside centralized teams that handle screening, documentation, and scheduling. Units need to be ready when residents arrive, and you're the on-site person making sure that happens.

Beyond leasing, you're the face of the communities day to day. That means community walks, vendor coordination, amenity oversight, and staying on top of property appearance. When residents have concerns, you're the first call. You'll also support retention efforts and local outreach, including events, social content, and partnerships with nearby businesses.

BTR lease-ups move differently than traditional multifamily. The asset class is still maturing, and Evergreen sits at the institutional end of that market. Strong candidates will already understand traffic-to-application conversion, know how to read what's happening with competitor pricing, and communicate that back to a revenue management team. If you've worked a lease-up before, you know how quickly the pace shifts from pipeline-building to move-in coordination. Both skills matter here.

What You'll Need

  • 1 to 3 years of leasing experience, preferably including a lease-up or new construction project
  • Active North Carolina Real Estate License
  • Valid driver's license and reliable transportation (you're covering multiple sites)
  • Working knowledge of Fair Housing regulations
  • Comfort operating independently with limited on-site supervision
  • Background in leasing, hospitality, or customer-facing service roles

Evergreen was founded in 2021 and is headquartered in Dallas, with offices in New York. The company's focus on data-driven operations and technology means the tools you use here will likely be more sophisticated than what you'd find at a smaller operator. If you want exposure to how institutional SFR platforms actually run at scale, this is a legitimate opportunity to build that experience.
