Most 300-unit communities run on thin margins between strong NOI and budget variance. At that scale, the Community Manager isn't just a people person. They're the operator who keeps occupancy dialed in, delinquency in check, and capex on schedule , while also coaching a team that directly influences every one of those numbers.

Ackermann Group, a Midwest real estate developer and property management company operating since 1938, is hiring a full-time Community Manager for Trellises Apartments, a 301-unit community in Florence, Kentucky. This is a site-level leadership role with full P&L accountability and a team to run.

What This Role Actually Covers

You'll own the operational performance of the property from top to bottom. That means monitoring occupancy and traffic trends, managing to budget, and using reporting tools to spot problems before they show up in the T-12. Ackermann uses Yardi Voyager, Rent Café CRM, EliseAI, and AIRM , familiarity with any of these puts you ahead, but the expectation is that you can read a property-level financial report and act on it.

On the people side, you'll lead and coach the leasing and maintenance teams, set performance goals, and run site meetings that actually move the needle. You'll also work directly with the Maintenance Supervisor to keep turns tight, preventative maintenance on schedule, and service requests moving. Capex projects fall under your watch too, coordinated with regional leadership.

Schedule is Monday through Friday, 9am to 6pm, plus at least one Saturday per month (9am to 4pm), with additional Saturdays possible depending on property needs.

What Ackermann Is Looking For

  • At least 2 years of residential property management or relevant leadership and operations experience
  • Demonstrated ability to meet financial goals at the community level
  • Proficiency in property management software and Microsoft Office; Yardi Voyager experience is a plus
  • Solid working knowledge of Fair Housing laws and standards
  • CAM certification preferred; bachelor's degree preferred, high school diploma or equivalent required
  • Strong verbal and written communication skills

Compensation includes a competitive annual salary with quarterly bonus potential and commission on new and renewed leases. At 301 units, you have enough volume to run real traffic-to-lease analysis and enough team to delegate , the managers who thrive here know how to read both the numbers and the people.
