Community Manager

Rambler Atlanta is a student housing community, which means this role comes with rhythms that standard multifamily doesn't. Lease-up pressure concentrates around academic calendars. Turnover hits hard and fast in summer. Residents are often living on their own for the first time, which shapes how you handle everything from delinquency conversations to maintenance requests. If you've managed in that environment before, you already know what that means. If you haven't, it's worth being clear-eyed about it before you apply.

LV Collective is looking for a Community Manager to run day-to-day operations at Rambler Atlanta. The scope is full-cycle: budget ownership, team leadership, leasing oversight, resident relations, vendor management, and financial reporting. You'll carry the P&L, manage on-site staff across leasing and maintenance, and serve as the connection point between what's happening on the ground and what corporate leadership needs to know. Monthly variance analysis, delinquency tracking, occupancy reporting, and rent collections all fall on this role.

Resident engagement at a student property carries real weight. It's not a nice-to-have. Retention at this asset type depends on whether residents feel connected to the community, and that work falls to the manager as much as anyone. You'd be planning and executing programming, fielding concerns directly, and keeping the brand experience consistent across every touchpoint.

The evenings and weekends piece is real. This isn't a five-days-and-done position. Student housing communities have activity that doesn't stop at 5pm, and a manager here needs to be reachable and willing to show up when something needs them.

One thing that separates strong candidates in this role: comfort with financial statements that tell a complicated story. Student housing occupancy can look healthy on paper while delinquency or concessions erode NOI quietly. Managers who catch those variances early and adjust strategy before month-end are the ones who actually hit their targets.

LV Collective uses Entrata, and familiarity with it matters. If you've built reporting in Entrata or used it to track traffic and leasing velocity during a lease-up cycle, that's a real advantage here.

What the role requires

  • 4 or more years in property management, with student housing or multifamily experience
  • Demonstrated experience managing budgets, analyzing financials, and driving NOI
  • Experience leading on-site teams and holding people accountable to performance
  • Proficiency in Entrata (preferred), Microsoft Office, and Google Workspace
  • Strong communication skills across resident, staff, vendor, and corporate relationships
  • Experience with lease-up or new development openings is a plus

If you've built a team culture at a property that was underperforming and left it in better shape, or managed a summer turn without losing your mind, that experience is exactly what this role is built for.
