Community Manager - Multi site - The Hixon and Terava Apartments

You're wrapping up a site visit at The Hixon, then driving across Bend to check in with the team at Terava before the afternoon leasing rush. That's the rhythm of this role: two communities, one manager, constant context-switching.

The Role

CloudTen Residential is hiring a Multi-Site Community Manager to oversee day-to-day operations at two Bend, Oregon apartment communities: The Hixon and Terava. You'll report to a Regional Manager and carry full operational accountability across both sites. That means staffing, leasing, financials, maintenance oversight, compliance, and resident relations. A valid driver's license is required.

On the financial side, you'll manage rent collection, work delinquent accounts within Oregon landlord-tenant law, handle daily deposits, monitor expenses, and contribute to budget preparation. You're expected to flag inefficiencies and recommend cost-effective improvements, not just report numbers up the chain.

Leasing and marketing are part of the job too. You'll oversee unit advertising, conduct showings, keep lease records clean, and analyze local market data to guide pricing decisions. Renewal outreach and retention efforts fall under your scope as well.

People management is a core part of this position. You'll hire, train, and evaluate on-site staff across both properties. That includes building a team culture that reflects CloudTen's standards and giving people what they need to do their jobs well.

What You Need

• At least two years of property management experience; multi-site experience is a plus
• Solid working knowledge of Oregon landlord-tenant law and Fair Housing regulations
• Comfort with property management software and Microsoft Office (Word and Excel in particular)
• Strong organizational skills, since you'll be managing schedules, records, and priorities across two locations simultaneously
• High school diploma required; college coursework or a degree in a related field is preferred
• Valid driver's license

Compensation is set at $85,000 annually. CloudTen offers medical, dental, and vision insurance, company-paid life insurance, FSA options, paid vacation, sick leave, and holidays.

One thing worth knowing about this specific setup: managing two separate communities means your authority is real, but your time is divided. Strong candidates for multi-site roles tend to be people who build systems rather than rely on memory. If you've managed a single property well by staying on top of every detail personally, that approach gets harder to sustain when you're splitting time between two sites. Managers who document processes, delegate effectively, and trust their on-site teams tend to do better in this structure than those who prefer to control everything directly.
