The Role
CloudTen Residential is a West Coast-focused multifamily operator with a portfolio that spans hotel-to-residential conversions, high-rise lease-ups, and value-add repositioning projects. This Community Manager position covers two Portland-area properties, Jute and Slate, and reports to a Regional Manager. The position carries full operational accountability across both assets: personnel, leasing, fiscal management, maintenance oversight, compliance, and resident relations.
Day-to-day, you're running rent collection, managing delinquency within the bounds of Oregon landlord-tenant law, reviewing daily deposits, and keeping expense tracking tight against budget. On the leasing side, you're monitoring traffic, adjusting pricing based on market trends, overseeing renewals, and making sure every lease agreement meets Fair Housing standards. You're also the person who builds and manages the on-site teams at each location, which means hiring, training, and setting expectations across staff who may not share a building with you every day.
A driver's license is required. The position is flexible by design, with presence shifting across sites based on project and operational needs. Leasing bonuses are available on top of the base salary range of $80,000 to $85,000, depending on experience.
What the Role Requires
- At least two years of property management experience, or a combination of education and equivalent background
- Proficiency in Microsoft Office and property management software
- Working knowledge of Oregon landlord-tenant law, Fair Housing regulations, and ADA compliance
- Basic accounting fluency: budgets, expense monitoring, and standard accounting procedures
- High school diploma required; college coursework or a degree is preferred
- Strong written and verbal communication, sound judgment under pressure, and the organizational discipline to manage two communities without losing detail on either
The strongest candidates here will have done multi-site work before, or managed a larger property where they were effectively running multiple teams simultaneously. Portland's rental market has softened from its peak, with concessions appearing more frequently across Class A and B properties. A manager who knows how to hold occupancy without over-discounting, and who can read a T-12 with enough fluency to spot where expenses are drifting, will have a real advantage in this seat.
