Community Manager (Crescent Terrace, Le Beaulieu)
MidPen HousingIt's certification season, and you're coordinating annual recerts across two properties while your maintenance tech is flagging a unit that needs to turn before the weekend. That's a Tuesday at Crescent Terrace and Le Beaulieu.
MidPen Housing has operated affordable communities across Northern California since 1970, and this Community Manager role sits at the center of two Sunnyvale properties. You'll report to a Property Manager while running day-to-day operations across both sites, leading a small on-site team, and keeping everything from HUD compliance to curb appeal on track. MidPen also coordinates Resident Services staff who work alongside property management, which means you're not the only resource for residents navigating difficult situations. That matters in affordable housing more than most people realize.
What This Role Actually Covers
Fiscal operations are a real part of this job. You'll manage rent collection, delinquency, security deposit accounting, and bank deposits. You'll handle income verification and ensure your files hold up under regulatory scrutiny from HUD, TCAC, and local agencies. On the compliance side, accurate certifications and documentation are non-negotiable. MidPen operates with Tax Credit and HUD regulatory frameworks, so your certifications in TCS or COS need to be current or obtainable within six months.
Beyond the ledger, you're running a physical asset. Daily property inspections, preventative maintenance scheduling, and keeping unit turns completed within established timeframes are all part of your week. You'll also process applications, manage waitlists, handle re-certifications, and coordinate lease renewals. Marketing available units and building relationships with community partners and local officials rounds out the scope.
What MidPen Is Looking For
- Associate degree plus at least three years of multi-family residential management experience, including a minimum of two years in affordable housing (or an equivalent combination)
- At least one year of supervisory experience with a track record of coaching and developing staff
- Tax Credit Specialist (TCS) or Certified Occupancy Specialist (COS) certification, or the ability to obtain within six months at company expense
- Working knowledge of Fair Housing laws and the ability to pass the FHA test within the first 60 days
- Proficiency in Microsoft Office and RealPage
- Strong written and verbal communication skills, particularly around regulatory documents
Candidates who stand out in affordable housing management typically aren't tripped up by compliance complexity. They understand that HUD and TCAC have different documentation standards, they don't let recert deadlines sneak up, and they know how to hold a team accountable without burning them out. That combination is rarer than it sounds.
