Community Manager (Celestina Garden Apartments)
MidPen HousingCelestina Garden Apartments sits in Sonoma County, one of the more expensive housing markets in Northern California. The residents MidPen serves here have limited options and real stakes in stable housing. That context shapes this role in ways a conventional property management job doesn't.
What You'll Actually Do
Day to day, you're running the full operation at Celestina Garden. That means rent collection, delinquency follow-up, security deposit accounting, and bank deposits handled correctly and on time. You'll process applications, certifications, and re-certs under HUD, TCAC, and Fair Housing requirements. Affordable housing compliance isn't paperwork for its own sake. A missed re-cert or a documentation error can affect a resident's housing eligibility, so accuracy here carries real consequences.
You'll lead a small site team, which means performance reviews, coaching, and being the person who sets the tone when things get difficult. You'll manage unit turns within established timeframes, keep a preventative maintenance schedule, and walk the property regularly to stay ahead of curb appeal and repair issues. When emergencies happen, and they will, you're the one coordinating the response.
MidPen's model pairs property management with onsite resident services. You won't run those programs, but you'll work closely with that team. Building that relationship matters. A community where property staff and services staff operate in silos is harder to manage and harder to live in.

A Few Things Worth Knowing
Affordable housing management is a different discipline than conventional Class A or B work. The compliance layer is heavier. Resident populations often include seniors, families, and individuals with special needs who bring more complexity to the community dynamic. Difficult conversations with residents happen, and they require patience and clear judgment. The paperwork load is real. So is the impact when the operation runs well.
Company-provided on-site housing is available, which is a meaningful benefit in a market where Sonoma housing costs are significant. Pay ranges from $25.62 to $28.82 hourly based on experience, with a full benefits package that includes health, dental, vision, 403(b), paid parental leave, and tuition reimbursement. Candidates who move from this role into senior property management within nonprofit affordable housing often find the compliance depth they built here travels well across LIHTC portfolios anywhere in the state.
