Community Manager, BTR
Evergreen ResidentialBTR community management sits at the intersection of hospitality and operations. You're running a physical asset, yes, but residents in a single-family rental community chose that lifestyle for specific reasons, and they notice when the experience falls short. Evergreen Residential's 102-home gated community in Raleigh needs someone who can hold both of those things at once: the warmth of a great front-of-house and the discipline of someone who tracks traffic, conversion, and make-ready timelines without being reminded.
What This Role Actually Covers
You'll be the primary on-site contact, which means your day spans a wide range of interactions. A prospective resident calls about availability in the morning, a vendor needs sign-off on a punch list item by noon, and a current resident has a concern about a common area by end of day. That variety is real, and so is the accountability that comes with it.
On the leasing side, you'll guide prospects from first inquiry through application, move-in coordination, and early occupancy. This community is likely in or near lease-up, so hitting occupancy targets within timeline matters. You'll run tours, host open house events, track your own traffic and conversion metrics, and support outreach through local partnerships and digital marketing. You'll also monitor competing communities in the Raleigh market and relay relevant pricing intel to the revenue management team.
Day-to-day operations include vendor relationships, amenity upkeep, community appearance, and coordinating with centralized support teams on applications and move-ins. Evergreen operates as a platform, so you won't be doing everything solo. But you are the on-site leader, and residents will look to you first.
- 1 to 3 years of leasing experience, including involvement in lease-up or new construction
- Strong interpersonal skills and comfort managing competing priorities without constant oversight
- Familiarity with Fair Housing regulations
- Active North Carolina Real Estate License (the posting notes Arizona, but this role is based in Raleigh)
- Valid driver's license and reliable transportation
- Background in hospitality or customer service is a genuine plus here, not just a box to check
The Raleigh BTR Market and What It Means for This Role
Raleigh has seen significant BTR development over the past few years, with several institutional operators now competing for the same renter profile: professionals and families who want the space and privacy of a single-family home without the burden of ownership. That means your competitive awareness matters. Knowing what a comparable community two miles away is offering in concessions or amenities gives you and the revenue team real information to work with.
Team Fit and Growth
Evergreen describes itself as transparent and collaborative, which tends to mean you'll have visibility into decisions that affect your community and a real voice when you flag issues. For someone who wants to grow in BTR or SFR operations specifically, this kind of platform role builds skills that carry: lease-up execution, resident retention in a non-traditional product type, and working within a centralized ops model. Community managers who perform well in BTR environments often move into regional or portfolio oversight as the asset class continues to scale.
If you're someone who takes genuine ownership of the place you manage, treats resident interactions as relationship-building rather than transaction management, and can stay organized when three things need your attention at once, this role has real substance to it.
