Community Manager

Student housing operates on a calendar that doesn't care about your weekends. The annual turn at a collegiate property is unlike anything in conventional multifamily. You've got a hard move-out date, a hard move-in date, and every unit on the property cycling simultaneously. The General Manager at View on 10th owns that process from planning through punch list, and that context shapes everything about this role.

View on 10th is a Scion-managed student community in Waco, TX, serving the Baylor University market. Scion operates at scale in the purpose-built student housing sector, and this GM position sits at the center of property operations: financial performance, staff leadership, facilities oversight, leasing velocity, and resident experience all report up through this role.

Day to day, that means working closely with an Assistant General Manager and Facilities Supervisor to keep the asset running cleanly between turns, while simultaneously planning for the next one. During peak leasing season you're monitoring traffic and concessions. During turn, you're pulling move-out inspections, walking vendor service progress, managing Turnable boards, and yes, occasionally moving furniture. The role doesn't ask you to manage from a distance.

On the financial side, this position carries real budget accountability. You're preparing annual and capex budgets, managing variance reporting, handling invoice entry and payroll, and working to protect NOI through both expense discipline and revenue performance. Gain to lease, leasing velocity, and market rate achievement are all KPIs this role owns. Scion uses Vena for budgeting and Entrata as the PMS, so comfort with those platforms matters. Experience with the broader tech stack, including Qualtrics, Greenhouse, Lattice, and ClickUp, is a plus.

What separates strong candidates here isn't just operational competence. Student housing GMs who thrive long-term tend to be genuinely calm under the particular chaos of move-in weekend, skilled at building seasonal staff quickly, and honest with themselves about delinquency trends before they become a problem. The resident base is young, the expectations are high, and reputation management on public platforms carries real weight in lease-up velocity the following year.

What Scion is Looking For

  • Minimum 3 years managing a residential community with a team of 3 or more direct reports
  • Proficiency in a property management system, with Entrata experience preferred
  • Demonstrated ability to manage budgets, vendor relationships, and financial reporting
  • Strong written and verbal communication skills across staff, residents, and ownership-side stakeholders
  • Comfort with conflict resolution, both with residents and within a team
  • Eligibility to work in the United States without visa sponsorship

This role includes standard business hours with the honest caveat that student housing has its own rhythm. Peak periods, emergencies, and on-call responsibilities come with the territory. The position is exempt and includes health, dental, and vision coverage, 401k matching, paid parental and maternal leave, PTO, a discretionary annual bonus, and learning reimbursement. The job is on-site at the Waco property.
