Managing a Manufactured Home Community in Northern Colorado

Manufactured housing has moved to the center of the affordable housing conversation, and operators like Havenpark Communities are growing fast to meet demand. With 100+ communities and 30,000+ homesites across the country, Havenpark runs a national operation, but the real work happens at the community level. In Berthoud, a small town on the northern Front Range that sits between Longmont and Fort Collins, this 134-home community needs someone who can own every part of that operation day to day.

This is genuinely a general management role. You'll carry the budget, drive collections and delinquency, manage leasing and occupancy, oversee vendors, and lead a small on-site team. The decisions that shape resident experience, community appearance, and financial performance all flow through you. You don't hand things up the chain and wait. You own the outcome.

What This Role Actually Requires

Havenpark values five things internally: Respect, Grit, Collaboration, Stewardship, and Boldness. The Community Manager position is where those values get tested every day, not stated in a meeting. A few specifics on what competence looks like here:

  • Budget ownership and financial accountability across a 134-homesite community
  • Collections management, including working delinquency with empathy and firmness
  • Leasing and occupancy, keeping the community full and moving vacant homes quickly
  • Vendor coordination for maintenance, landscaping, and capital work
  • On-site team leadership and day-to-day operational decisions
  • Resident relations across a diverse, working-class community

Strong candidates here understand that manufactured home communities operate differently from conventional apartment assets. Residents typically own their homes and lease the land beneath them. That shapes every conversation you'll have about rent, rules, and rights. The manager who thrives in this environment reads their community the way a small-town mayor reads a neighborhood: by being present, being consistent, and being reachable.

Berthoud has grown quickly as housing pressure from the Denver metro has pushed renters and buyers north. Manufactured housing in this part of Colorado serves families who can't access the conventional market, which means the work here carries real social weight. Managers who treat that lightly don't last. Managers who take it seriously build communities that retain residents year after year, and that's what Havenpark is building toward.
