Running a multifamily community at the Class A level is a different job than people expect. Yes, there's leasing and maintenance coordination, but the real work is holding together a team, a budget, and a resident experience simultaneously, often on the same Tuesday morning. Waypoint Management Services is hiring a Community Manager in Jacksonville to do exactly that.
You'll own the full operational picture. That means daily property operations, resident lifecycle management from move-in through renewal, vendor relationships, and making sure the team is hitting their marks on occupancy and collections. Delinquency doesn't manage itself, and rent growth doesn't happen without someone watching the market closely and adjusting strategy accordingly.
On the financial side, you'll handle budget preparation, capex oversight, and performance reporting. Waypoint expects you to read the numbers and act on them, not just forward a report. You'll also conduct regular market surveys and competitive shops to make sure pricing and concessions stay sharp relative to what's happening across Jacksonville's submarket.
Team leadership is a core part of the job. You'll recruit, coach, and hold accountable a team of leasing and maintenance professionals. Building a culture where people actually want to perform, and want to stay, takes real effort. This role expects that effort.
A bachelor's degree is preferred but not a strict requirement if your experience is strong.
Jacksonville's multifamily market has seen meaningful supply growth over the past few years, with new Class A product continuing to deliver across the Southside, St. Johns County corridor, and parts of the urban core. That means residents have options, and retention strategy matters as much as traffic generation. The managers who do well in this environment know how to read a T-12, identify where NOI is leaking, and also walk a prospect through a model in a way that actually converts. Both skills matter. Compensation includes a quarterly manager bonus, monthly leasing and renewal bonuses, a competitive base wage, and an employee housing discount.
