Community Manager

Savannah's rental market keeps growing, and 8000 Waters is a community that needs someone who can run the full operation, not just hold the title. Hawthorne Residential Partners is hiring a Community Manager for this Savannah property, and the scope of the role is genuinely broad: financial oversight, leasing performance, team development, resident experience, and vendor coordination all fall under your watch.

On any given day, you might pull delinquency reports in Yardi, walk the property for a punch list, coach a leasing consultant through a tough objection, respond to an escalated resident complaint, and still find time to review renewal pricing before the office closes. That's the realistic picture. The job rewards people who can shift gears without losing track of what actually moves NOI: occupancy, renewals, and expense control.

Hawthorne expects this person to be genuinely present in team leadership. Weekly meetings, one-on-ones, hiring decisions, performance conversations , these aren't checkbox activities here. The maintenance side requires real coordination too. Work orders, preventative care, vendor accountability, and curb appeal inspections are part of your operational rhythm, not someone else's problem.

The schedule runs Monday through Friday with Saturday hours, and the office observes one weekday off to keep the week at 40 hours. Resident events and community needs can pull you outside normal hours occasionally. That's the honest reality of site-level management, and it's worth knowing going in.

Hawthorne's career path structure is worth noting for anyone thinking about trajectory. Community Manager to Regional Manager is a defined progression the company actively supports through a Learning and Development program. If you're managing your first site and want a path forward, the infrastructure exists to move up. Compensation includes base salary, monthly leasing and renewal commissions, and quarterly performance bonuses.

What Hawthorne Is Looking For

  • At least two years of property management experience, including time as a Leasing Consultant and Assistant Community Manager
  • Six months of Community Manager experience in multifamily, strongly preferred
  • Familiarity with Yardi and Knock, strongly preferred
  • Comfort interpreting financial reports and making budget-conscious decisions
  • A valid driver's license; CAM, CAPS, or a real estate license is a plus but not required
  • High school diploma or GED equivalent

The candidates who tend to thrive in site manager roles are the ones who don't treat leasing and operations as separate departments. When occupancy dips, they look at traffic sources, concessions, and renewal conversion simultaneously. They also know how to hold a team accountable without burning through goodwill. If that's how you operate, this role is worth a serious look.
