It's a Tuesday afternoon. A prospective resident is touring while your leasing team handles a spike in renewal calls, maintenance has flagged a vendor issue on the punch list, and your regional director wants the month-end variance report by end of day. As Community Manager at Cortland's 3700M community in Dallas, you'll be steering all of that at once without losing composure or quality.

Cortland operates as a vertically integrated multifamily firm, meaning design, construction, and management stay in-house. That structure gives Community Managers more operational context than you'd typically get at a third-party management shop, but it also means you're accountable to a layered set of internal stakeholders alongside your onsite team and residents. What This Role Actually Covers

This is a full-scope community leadership position. You'll own NOI performance for a multimillion-dollar multifamily asset, which means budgeting, expense control, and revenue generation all sit with you. On the leasing side, you'll set occupancy and revenue targets, coach your team on conversion and pipeline discipline, and work with Cortland's marketing partners to keep traffic healthy and brand presence sharp. Operationally, you'll manage vendor relationships, conduct property inspections, keep the community in compliance with Fair Housing and OSHA standards, and ensure day-to-day execution stays tight.

Resident experience runs through everything. Cortland positions its communities at a premium level, so the expectation isn't just resolving complaints professionally. It's creating an environment where residents genuinely want to stay and renew. You'll handle escalated concerns directly and set the tone your team follows.

Who Fits This Role Well

  • At least two years leading a sales-driven team in a high-velocity environment: multifamily, hospitality, luxury retail, or a comparable field where short-cycle closing and follow-up discipline matter
  • Demonstrated ability to hit and exceed occupancy and NOI targets, with the financial fluency to explain variance and adjust course
  • Comfortable working across corporate partners, centralized support teams, and onsite staff without losing clarity on priorities
  • Proficient in property management software, CRM tools, and Microsoft Office; at ease using social platforms for community marketing and brand storytelling
  • High school diploma required; bachelor's degree preferred

One thing that separates strong candidates here from average ones: financial acumen paired with people instincts. Plenty of managers can read a T-12 or coach a leasing consultant in isolation. Fewer can do both well while keeping delinquency low, maintaining curb appeal, and holding a team accountable without burning them out. Cortland's model rewards managers who treat those as connected, not competing, priorities.

Dallas remains one of the more competitive multifamily markets in the country, with sustained new supply putting pressure on concessions and occupancy across Class A assets.
