Community Manager
AvanathWhat You'll Actually Do
This community manager role at Avanath sits at the intersection of affordable housing compliance and genuine community building. You're running day-to-day operations for a workforce housing community in New Hampshire: managing the full resident lifecycle from move-in through move-out, keeping delinquency as close to zero as possible, overseeing turn and make-ready timelines, and keeping occupancy on target. You'll also prepare monthly financials, work with your Regional Manager on the annual operating budget, and submit subsidy vouchers where applicable.
The compliance side carries real weight here. Avanath operates LIHTC properties, which means Tax Credit qualification knowledge isn't a nice-to-have, it's a baseline expectation. You'll need to keep resident files audit-ready, meet all eligibility requirements set by local, state, and federal agencies, and respond to any potential housing violations quickly and correctly. On the capital side, you may coordinate large capex projects across multiple departments, which requires clear written communication and the ability to keep several moving parts organized simultaneously.
Beyond the numbers, this role puts a premium on resident relationships. You'll run retention programs and resident events, serve as an internal advocate for residents when escalating concerns to senior leadership, and connect residents to outside services and agencies when their needs go beyond what on-site staff can provide. The expectation is that residents feel heard and supported at every point in their tenancy.
You'll also carry full responsibility for your team: setting goals, delivering feedback, managing schedules, holding people accountable, and building a culture where staff feel trusted and challenged. That's a real leadership function, not a secondary one.
What You Bring
- 5 to 7 years in property management, with at least 2 years in a community or property manager seat
- Working knowledge of LIHTC and Tax Credit compliance requirements
- Demonstrated ability to de-escalate resident concerns before they become formal complaints or legal issues
- Experience preparing budgets, reviewing financial performance against budget, and producing accurate monthly reports
- Comfort communicating with senior executives, regulatory agencies, and social service partners
- Proficiency in Microsoft Office, particularly Excel for rent rolls and financial tracking
- A track record of leading and developing on-site teams
Where This Role Fits in Your Career
Affordable housing management builds a skill set that carries significant weight. The compliance discipline required under LIHTC programs, combined with the relationship management demands of workforce housing, produces managers who handle complexity well. Community managers at mission-driven affordable housing operators tend to develop stronger regulatory literacy and resident advocacy skills than peers at conventional market-rate sites, and those skills transfer directly into Regional Manager and Compliance Manager tracks. If you want to grow toward multi-site oversight, demonstrating strong NOI performance alongside low delinquency and clean compliance files is the combination that gets attention.
