Groundskeeper / Porter

Bozzuto has built a reputation in multifamily management for caring about the physical condition of its communities the same way it cares about the people who live in them. A Community Care Associate is the person who makes that visible every single day, keeping shared spaces clean, safe, and welcoming before most residents even notice anything needed attention.

What the Work Actually Looks Like

This is a hands-on, outdoor-and-indoor role that covers a lot of ground. Daily trash pickup and cleaning the trash area sets the tone first thing each morning. From there, the work shifts across the property: pulling weeds, raking, watering grounds, sweeping halls and curbs, checking and cleaning handrails, and making sure the pool is vacuumed and the clubhouse is tidy. You'll check hall lighting once a week and remove bandit signs daily. Monthly and seasonal tasks include hosing out hallways, power washing stairwells twice a year, and assisting with snow removal when needed. You'll also help deliver newsletters and community fliers to residents by early afternoon and pitch in with the maintenance team on light tasks and painting when they need an extra set of hands.

The role requires reliable personal transportation, the physical ability to lift 50 pounds, and comfort with sustained pushing, pulling, and climbing throughout a shift. Prior experience cleaning in a multifamily or commercial property setting is a plus, though not required.

Who Tends to Thrive Here

The candidates who do well in this role are the ones who take genuine ownership of their section of the property. They notice the thing that needs attention before someone else points it out. They're comfortable working independently through a routine but can pivot when the maintenance team needs backup or a resident interaction requires a moment of patience and courtesy. The job puts you in contact with residents regularly, whether it's a friendly nod in the hallway or fielding a quick question while you're working. A warm, professional presence matters.

This position also serves as a real entry point into property operations. Associates who build familiarity with how a community runs at the ground level, how maintenance workflows, how common areas affect resident satisfaction, often find themselves well-positioned to move into maintenance tech roles or porter lead positions over time. Bozzuto's investment in career development, including tuition reimbursement and internal growth programs, makes that trajectory more accessible than it is at many other operators.
