Business Manager - 207 East
Olympus PropertySkills at the Center of This Role
The Business Manager position at 207 East, an Olympus Property community in Edgewood, WA, pulls from a wide stack of competencies at once. Financial analysis, team leadership, marketing execution, and physical asset oversight all run in parallel here. This isn't a role where one skill dominates. You're reading T-12 reports and then walking a punch list and then coaching a leasing agent on closing technique, sometimes within the same morning. If you've been operating as a property manager and wondering whether your skills are actually broad enough to move up, this role answers that question quickly.
The financial side carries real weight. You'll own budget forecasting, variance analysis, monthly performance reviews with regional leadership, and annual asset business plans. That means you need to understand not just what the numbers say but why they moved, and you need to articulate that clearly to a Regional Manager and Regional VP. Managers who can connect occupancy trends, concessions strategy, and NOI in a single conversation tend to stand out here. That fluency compounds over time into what owners and investors actually want in a senior operator.
What You'll Be Managing Day to Day
The property is Class A, and the expectations that come with that tier are real. Make-ready standards, amenity presentation, and resident experience all reflect on asset value directly. You'll oversee both office and maintenance staff, which means your leadership has to work across different work cultures and priorities. Training, mentoring, scheduling, and holding people accountable are constant, not periodic.
On the leasing side, you'll supervise renewal and retention programs aimed at keeping occupancy tight. You'll also take ownership of vendor relationships: bidding contracts, negotiating terms, and managing performance on both recurring service agreements and one-time capital projects. The ability to read a vendor proposal critically is a skill that carries significant value as you move into district-level or asset management roles later in your career.
- Minimum two years of multifamily property management experience required; Class A luxury experience is preferred
- RealPage, Knock, and Onesite software familiarity is strongly preferred
- Full-time Monday through Friday schedule with hours varying between 8:00 AM and 6:00 PM; flexibility for after-hours resident events and emergencies
What Makes Olympus a Specific Fit Worth Considering
Olympus Property has been recognized by the National Apartment Association as a top employer three consecutive years (2023, 2024, 2025). That kind of consistency in employee recognition usually reflects actual culture investment rather than a one-time survey spike. They offer structured career pathing, leadership conferences, and budget camp, which signals that they're investing in operators who want to move into regional or executive roles, not just fill a property-level seat.
Compensation starts at $80,000 annually, with monthly commissions and quarterly and annual bonus eligibility layered on top. Benefits include medical, dental, vision, 401(k) with employer matching, tuition reimbursement, and an apartment rental allowance, among others.
For a property manager who's been executing well at the site level and wants a company that actually tracks career progression, the structure here is worth taking seriously.
