Sandy Springs, Georgia, United States
Leasing Consultant

Where Attention to Detail Meets High-Volume Leasing Operations

This role lives at the intersection of compliance, communication, and speed. Cortland's centralized Contact Center processes applications across a large national portfolio, which means the person in this seat isn't just answering phones. They're moving prospective residents from submitted application to approved file to move-in, often managing dozens of open files at once. If you've ever worked a lease-up push where traffic spikes and every day counts, you understand the operational weight that sits inside an applications queue.

The bilingual requirement here is real. Spanish-speaking applicants need a point of contact who can walk them through documentation requests, explain adverse action steps, and de-escalate concerns without anything getting lost in translation. That skill alone separates this role from a standard leasing support position.

What This Role Actually Demands

The core of the job is application review and file management. You'll collect and verify income documentation, ID, and rental history, then move files through Cortland's approval workflow while staying inside Fair Housing guardrails. That compliance piece isn't optional. One misstep on screening criteria can create fair housing liability at scale, so accuracy under volume pressure is the defining skill.

Beyond the file work, you're the primary contact for applicants reaching out by phone, email, and chat simultaneously. That means your ability to triage, prioritize, and give clear status updates without letting files stall is what keeps conversion rates healthy. Platforms like OneSite, RealPage, and Funnel are part of the daily workflow, and comfort moving between CRM tools and property management software matters as much as any soft skill listed here.

  • 2 or more years in a high-volume customer service or contact center environment, with multifamily experience strongly preferred
  • Bilingual fluency in English and Spanish
  • Hands-on experience with RealPage, OneSite, or Funnel
  • Solid working knowledge of Microsoft Office, especially Outlook and Excel
  • Demonstrated ability to handle confidential applicant information with discretion
  • Availability for weekends and extended hours when volume demands it
  • High school diploma or equivalent required

The Cortland Context

Cortland operates as a vertically integrated firm, meaning design, construction, and property management all run in-house. That structure gives the Contact Center team a direct line into how communities are positioned and what resident expectations look like at each asset. For someone building a career in multifamily operations, a centralized applications role at a top-10 owner and operator gives you exposure to portfolio-level leasing processes that most on-site roles don't offer. The skills you build here, specifically compliance documentation, CRM management, and high-volume applicant communication, transfer cleanly into leasing management, operations coordinator, and compliance-focused roles down the road.

The Sandy Springs office puts you inside Cortland's Atlanta headquarters footprint, close to the operational core of the company rather than isolated on a single property. That proximity to leadership and process development is worth noting for anyone who wants to grow beyond a single asset.
