Assistant Property Manager
Lincoln Property CompanyWhat This Role Actually Involves
At Lincoln Property Company's Burlingame office, this Assistant Property Manager position sits at the center of day-to-day commercial operations. Lincoln manages an enormous portfolio spanning office, industrial, retail, and life science assets across the country, and this role supports that work at the property level. You'll work alongside a Property Manager to keep tenants, vendors, and ownership clients aligned, and you'll touch nearly every functional area of the property's operations, from financial reporting to lease administration to physical inspections.
That breadth is worth taking seriously before you apply. This isn't a single-track administrative role. On any given week, you might be reviewing vendor invoices against authorization limits, coordinating a tenant move-out walkthrough, pulling data for a CAM reconciliation, and helping draft sections of the monthly ownership report. The variety keeps things interesting, but it also demands that you stay organized and communicative when priorities compete.
Core Responsibilities
- Support tenant relations by ensuring building staff and vendors respond to issues promptly and within the terms of lease and management agreements
- Review and recommend approval of vendor invoices in compliance with LPC policies and applicable authorization thresholds
- Assist with monthly reporting and budget package preparation for ownership clients
- Collect and draft operating expense reconciliations (CAM/OpEx) in coordination with the accounting team
- Manage lease administration tasks including setup, amendments, and system updates
- Coordinate and document tenant move-ins and move-outs, including participation in walkthroughs with tenants and tenant improvement teams
- Support procurement and vendor bidding processes
- Assist with emergency response planning and participate in required drills
- Conduct regular property inspections and travel to assigned properties as needed
- Provide direction and performance guidance to any direct reports in the role
Who Tends to Succeed Here
Candidates who do well in this kind of role typically combine solid financial literacy with genuine people skills. CAM reconciliations and invoice approvals require comfort with numbers and attention to contractual detail. Tenant communication, vendor coordination, and ownership reporting require clarity, patience, and the ability to keep a professional tone when things go sideways. Those two skill sets don't always come in the same package, and the people who bring both tend to move quickly in commercial property management.
Lincoln looks for a bachelor's degree or equivalent experience, with one to two years in a related property management or real estate role. Proficiency in Microsoft Office is expected, and familiarity with accounts payable and CMMS platforms will help you get up to speed faster. Experience with commercial office, retail, or industrial properties is a meaningful advantage at this level.
One practical note: this position is fully in-office in Burlingame, with regular travel to assigned properties. The Burlingame submarket sits within the broader San Francisco Peninsula commercial corridor, which carries higher tenant expectations around service levels and communication responsiveness. You'll feel that in the pace and the standards tenants bring to their interactions with the management team.
The compensation for this role is set at $85,000 annually. Lincoln's benefits package includes medical, dental, and vision coverage, a 401(k), flexible time off, company-paid life insurance and long-term disability, and an employee assistance program. The company also emphasizes internal development through mentorship and training, which matters if you're thinking about where this role leads. Assistant Property Manager is a common stepping stone toward a Property Manager or Senior PM title, particularly for those who build strong ownership reporting skills and develop relationships across the vendor and tenant base early.
