The Work
CYM Living operates as a vertically integrated firm, meaning investment decisions and property operations run through the same organization. As an Assistant Property Manager, you'll own a defined geographic cluster of buildings across Indianapolis, which means daily drive-bys, consistent resident contact, and full accountability for how those properties look and perform.
Leasing is a core part of the job. You'll show units, walk prospective residents through the space, and close. That means knowing your inventory cold, understanding what motivates a prospect, and following through on paperwork between the applicant and the corporate office without letting anything slip. Occupancy and traffic are your responsibility to influence.
On the operational side, you'll track and follow up on maintenance requests, handle resident complaints, and collect monthly rent. When rent isn't paid, you'll administer collection procedures. The portfolio includes Section 8 units, so passing annual HUD inspections is part of the calendar, and keeping those units in compliance protects revenue that the T-12 depends on. You'll manage all of this inside Yardi, so comfort with that platform matters.
Because you're covering multiple buildings across a geographic area, a reliable personal vehicle isn't optional. You'll be moving between sites throughout the day, and sometimes in the evening, to keep eyes on the properties at different hours.
What This Role Requires
- At least 3 years of property management or leasing experience
- Multi-site management background is a strong advantage
- Proficiency in Microsoft Excel, Word, and mobile communication tools
- Working knowledge of Yardi or willingness to get up to speed quickly
- Reliable personal vehicle (required, non-negotiable)
- Schedule flexibility to accommodate showings outside standard hours
