Assistant Property Manager

Manufactured housing sits at a different operational intersection than traditional multifamily. You're managing a community where residents own their homes but lease the land beneath them, which means resident relations carry more weight, site inspections matter differently, and the sales component is a real part of the job, not an afterthought. Investment Property Group, a private firm operating 150 properties across 13 states, is hiring an Assistant Community Manager for King Arthur Estates, a 201-home all-age manufactured housing community in Riverside, California.

What the Role Covers Day to Day

This position splits its time across three operational lanes: sales and leasing, resident relations, and administrative support. On the sales side, you'll drive traffic to available homes, conduct tours, host open houses, and attend after-hours marketing events as needed. IPG builds in flexible weekday hours to keep the week at 40 hours when weekend events come up. On the resident side, you'll field concerns, resolve complaints, and do daily property walks to keep common areas, home sites, and signage in good shape. Meter readings and home site inspections are part of the outdoor work this role requires.

The administrative load includes supporting rent collection, processing transactions, documenting delinquency procedures alongside the Community Manager, and preparing reporting documentation. Experience with property management software matters here. IPG uses platforms including Manage America, Rent Cafe, Blue Moon, and Vendor Cafe, so familiarity with any of these shortens your ramp time considerably.

Who Fits This Role Well

  • At least one year of on-site experience at a manufactured housing or multifamily community of 100 or more units
  • Hands-on experience with rent collection and delinquency follow-up
  • Comfort with the sales cycle: prospecting, touring, closing on home sales
  • Strong written and verbal communication across residents, vendors, and local agencies
  • Valid driver's license and ability to perform outdoor site duties
  • Proficiency in at least one property management software platform

The candidates who stand out in manufactured housing assistant roles typically understand that occupancy here ties directly to home sales, not just lease renewals. If you've tracked traffic-to-lease conversion, managed delinquency lists, or supported a Community Manager through an inspection cycle, those experiences translate directly. Pay ranges from $23 to $27 per hour depending on qualifications and experience.

Riverside's Inland Empire market has seen sustained demand pressure in affordable housing, and manufactured housing communities like King Arthur Estates serve residents who often have long tenure and deep ties to the community. That means conflict resolution and relationship management carry real operational consequences. Strong assistants here build credibility with long-term residents quickly, which directly supports occupancy stability and NOI.
