Maintenance Supervisor

Bozzuto operates some of the most well-regarded residential communities on the East Coast, and their maintenance teams carry a real operational weight. The Assistant Maintenance Manager role at their Alexandria property sits at the intersection of hands-on trade work and team leadership. You're not just fixing things. You're running a program.

What the Work Actually Looks Like

Your day is built around two priorities: keeping current residents comfortable and getting vacant units back online fast. That means staying sharp on service ticket volume, making sure HVAC, plumbing, electrical, and appliance calls get closed out properly, and following up with residents so nothing slips. On the make-ready side, you're managing the turn process from punch list to move-in ready, which directly affects how quickly new leases can start. A slow turn is a real NOI drag, and you'll feel that pressure in a community like this one.

Beyond the reactive work, you're also executing preventative maintenance programs that protect the asset long-term. That includes mechanical systems like boilers, chillers, and central plant components, not just unit-level repairs. Snow removal and grounds upkeep fall in your scope too, and so does maintaining the safety and code compliance standards that keep the property operating without incident.

Weekend availability and participation in the emergency on-call rotation are part of this role. That's standard at this level in multifamily, but worth knowing going in.

What Bozzuto Expects You to Bring

  • 5 or more years in the trades, facilities maintenance, or residential building maintenance
  • HVAC, EPA, and/or NAPE certification
  • Working knowledge of HVAC, plumbing, electrical, and appliance repair
  • Familiarity with complex mechanical systems including split systems, boilers, and chillers
  • Basic carpentry, drywall, and painting skills
  • Understanding of OSHA, MSDS, and risk management practices
  • Supervisory experience or a demonstrated ability to lead a small team
  • Comfort with technology platforms, work order systems, and Microsoft Office basics
  • Physical ability to lift 25 to 50 pounds frequently, climb ladders, and work in varying weather

Where This Role Can Take You

Strong Assistant Maintenance Managers at companies like Bozzuto typically move into Maintenance Manager roles within a few years, taking full ownership of a community's physical plant and maintenance budget. The skills you build here, specifically preventative maintenance discipline, turn efficiency, and team supervision, translate directly to portfolio-level facilities roles as well. The salary range for this position runs from $68,000 to $70,000, with bonus eligibility, plus a benefits package that includes medical, dental, and vision coverage, 20 days of paid time off, 401k with company match, and tuition reimbursement.

If you think in terms of asset preservation and take personal ownership of the physical product your residents experience every day, this is a role worth a serious look.
