You might start the morning reviewing open service tickets and walking a freshly completed turn with a punch list in hand, then pivot to troubleshooting an HVAC issue on a hot afternoon while checking in on a technician who's handling a plumbing call. Santa Monica's coastal climate is generally forgiving, but complex mechanical systems in mid-rise or larger residential buildings don't care about the weather. You'll need real fluency with central plant equipment, split systems, and boilers, not just residential-grade familiarity.

What You'll Be Responsible For

• Leading the make-ready process: coordinating turns so units are prepped, inspected, and ready to lease on schedule
• Resolving HVAC, electrical, plumbing, and appliance issues, either personally or through your team
• Running preventative maintenance programs that protect the asset's long-term value
• Holding the team accountable to Bozzuto's standards for cleanliness, safety, and appearance
• Following applicable building codes, OSHA requirements, and safety protocols across all work
• Participating in the on-call emergency rotation, including weekends
