The Assistant Community Manager supports the Property Manager across the full spectrum of site operations. On the compliance side, you'll work within the HUD 4350.3 Handbook framework, assist with preparation for REAC reviews, Management and Occupancy Reviews (MORs), LIHTC reviews, and investor site visits. Annual and interim recertifications are part of your regular rhythm, and you'll use EIV to verify income data and flag discrepancies before they become findings.
On the financial side, you'll track arrears consistently, follow up with tenants per company policy, post and deposit rents daily, and create purchase orders in Yardi. Delinquency management at an elderly affordable property requires a particular combination of firmness and empathy. Many residents are on fixed incomes, and your follow-up approach will reflect that reality while still protecting the property's financial performance.
Resident relations are central to this position. You'll respond to questions, complaints, and service requests promptly (same day where possible, never beyond 24 hours), coordinate with maintenance on open work orders, and manage communication around move-ins, move-outs, and any on-site emergencies. You'll also support lease renewal efforts to maintain healthy occupancy and reduce costly turn activity.
When a compliance review is approaching, you'll be in the weeds: pulling files, confirming EHS violations are cleared, and making sure documentation is airtight. The property's audit readiness is a direct reflection of how well this role is executed.
