The Assistant Community Manager position at The Village at Colbert Park runs on a specific combination of skills: financial discipline, people attunement, and operational follow-through. You'll carry real accountability across resident accounts, delinquency management, and utility billing, while simultaneously staying dialed into how the team is performing and how residents feel about living there. Those two tracks, the numbers and the human side, don't operate separately in this role. They inform each other constantly.

Student housing adds its own layer. Lease cycles compress around academic calendars, which means turn season at a collegiate community is genuinely high-volume and physically demanding. Scion uses Turnable to manage the electronic turn board, and you'll be in that system regularly to track progress and hold vendors and team members to move-in deadlines. When crunch time hits, this role gets hands-on. Moving furniture, helping with punch list items, sorting high volumes of resident trash during turn: that's part of the job description, and it matters that you're willing to do it.

What the Day-to-Day Actually Looks Like

A fair amount of your week involves resident-facing work: managing escalated concerns, processing damage disputes, responding to Google and Yelp reviews, and making sure move-ins run cleanly. You'll also run weekly market surveys and collaborate with the Centralized Sales Team on occupancy strategy, which means you're contributing to both the customer experience and the revenue picture.

On the administrative side, you'll assist with month-end reporting, reconcile accounts receivable, and keep delinquency below 2% by month end. The General Manager leans on you as a true second-in-command, so when they're out, you're running the operation. That expectation is built into the role from day one.

Staff development is part of this too. You'll help recruit, onboard, and coach team members, including managing the on-call schedule. Morale in student housing can fluctuate with the academic calendar, and your involvement in building a stable, motivated team directly affects how smoothly everything else runs.

  • 1+ years of experience in property management or residential living communities
  • Strong written and verbal communication skills

  • Willingness to work non-traditional hours, including on-call shifts during peak periods
