Communities in this area compete on both price and experience, which means occupancy goals don't get hit by accident. Renewal rates matter here. Concessions need to be managed carefully. The person in this seat needs to understand how renewal performance connects directly to NOI, not just treat renewals as paperwork.

What You'll Be Managing Day to Day

On the leasing side, you'll handle inbound leads, conduct tours, and shepherd prospects through the application and move-in process. Lease documents need to be accurate and timely. You'll also manage social media content for the community, which in practice means staying current on resident events and knowing how to present the property in a way that generates genuine interest.

On the financial side, your responsibilities include:

  • Rent collection, check scanning, and payment posting
  • Weekly delinquency follow-up calls and coordination of eviction procedures when required
  • Ledger audits to verify billing accuracy and correct payment application
  • Financial reporting support for the Community Manager and regional leadership

You'll also step into the Community Manager role during absences, which means you can't be passive about understanding how the community operates at a leadership level. That coverage responsibility is where a lot of ACMs either develop fast or get exposed. What Separates Strong Candidates Here

Two years of property management experience is preferred, along with at least six months in an ACM or similar role. A CALP accreditation is a plus. But beyond credentials, the candidates who thrive in this position are the ones who can read a delinquency report and feel urgency, not just process it as a task. They follow up on aged balances the same way they follow up on a warm lead: with intention and a clear next step.

Conflict resolution is a real daily variable in this role. Resident concerns don't always arrive during calm moments, and de-escalating a frustrated resident while maintaining professional follow-through is a skill that gets used constantly. Compensation includes hourly pay plus monthly leasing and renewal commissions and quarterly performance bonuses. The schedule runs Monday through Friday with one weekday off, plus Saturdays from 10 AM to 4 PM. Evening and weekend availability may come up for resident events depending on community needs.
