This position covers the full range of day-to-day responsibilities: leasing, rent collection, delinquency follow-up, ledger reviews, and stepping in for the Community Manager when needed.
The financial side of this role is more demanding than many ACM positions at comparable properties. You'll post payments, monitor delinquencies with weekly follow-up calls, coordinate eviction procedures when necessary, and conduct ledger audits to catch billing errors before they become disputes. That kind of financial discipline, applied consistently, is what keeps NOI stable and reporting clean for regional leadership.
On the leasing side, you'll handle tours, respond to leads, process applications and renewals, and manage the community's social media presence to support traffic and retention. Occupancy goals are real targets here, not suggestions. The office runs Monday through Friday, 9 to 6, and Saturdays from 10 to 4, with one weekday off to keep the schedule at 40 hours. Some evenings and weekends come up for resident events.
Phenix City sits directly across the Chattahoochee from Columbus, Georgia, and draws a notable share of its renter base from Fort Moore (formerly Fort Benning). That military-adjacent demand creates a steady flow of relocating residents on tight timelines, which means your leasing process needs to be efficient and your paperwork needs to be accurate. PCS-driven turnover also puts a premium on strong retention efforts with the residents who do stay longer term.
Compensation includes hourly pay plus monthly leasing and renewal commissions and quarterly performance bonuses. Hawthorne also runs a formal Career Path Program, so ACMs who perform well have a defined route toward a Community Manager role.
