Maintenance Supervisor

Maintenance supervisors at AIR Communities carry two distinct skill sets at once: hands-on technical competence and people management. This role at Venue at Lakewood in Bradenton demands both, every day. If you're stronger in one area than the other, this probably isn't the right fit.

Skills This Role Puts to Work Daily

The technical side covers what you'd expect from a full-service apartment maintenance operation: HVAC, plumbing, electrical, appliances, and general building systems. You'll oversee preventative maintenance schedules, manage apartment turns to get units ready for move-in, and field resident service requests alongside your team. AIR uses modern maintenance technology to track and prioritize work orders, so comfort with digital tools matters here.

The management side is just as active. You'll lead at least one direct report, coordinate vendor relationships, and communicate capital and maintenance needs up to property management. Budget oversight is part of the job. You're expected to track spend, flag issues early, and keep quality high without letting costs drift.

Environmental health and safety compliance is a real part of this role. AIR has operating procedures and regulatory requirements that the maintenance team is responsible for following. You'll need to know those standards and make sure your team does too.

What the Role Requires

  • At least 3 years of technical maintenance and facilities experience in residential property management
  • 1 to 3 years of supervisory or team lead experience in a maintenance or customer service setting
  • Ability to work a flexible schedule including evenings, weekends, and on-call shifts (at minimum one week per month)
  • Physical ability to move heavy equipment and machinery
  • Reliable personal transportation
  • Strong mechanical aptitude and genuine attention to detail
  • English fluency (read, write, speak)

What Sets Strong Candidates Apart

The supervisors who do well in roles like this are the ones who troubleshoot fast and communicate clearly. Bradenton's climate means HVAC demand stays high through much of the year. Candidates who know refrigerant systems well and can diagnose problems without waiting on a vendor call will have a real advantage. On the management side, the difference usually comes down to how well someone can develop a team member who's still learning. That's a different skill than doing the repair yourself, and AIR puts weight on it.

AIR offers an on-site apartment benefit, a 401(k) with up to 6% employer match, paid parental leave, tuition assistance, and full reimbursement for job-related certifications and licenses. That last point is worth noting for anyone looking to add credentials like EPA 608 or CAMT to their resume while working.
