We are making a bold commitment to preserving affordable housing across the country. April Housing is dedicated to ensuring our assets aligned with high standards of excellence, including ongoing property improvements and elevated resident services.

We’re looking for individuals who share our commitment to excellence and believe in the impact that thoughtful, well-executed work can have on communities. If you’re driven by purpose, value collaboration, and are excited to grow while contributing to something meaningful, April Housing offers a place to build experience, expand your impact, and do work that matters.

The Analyst plays a critical role in driving financial performance across the portfolio by combining data‑driven analysis, project management discipline, and team coordination. This role sits within the Operations team, directly supporting the Asset Management team.  The Analyst will also work with key stakeholders, including various April Housing departments, executive leadership, and our Property Management Companies (PMCOs), to identify performance gaps, execute improvement initiatives, and track and report impact.

This is a hands‑on, execution‑oriented role for someone who is comfortable moving between financial models, dashboards, operating details, and project workstreams, and who can translate analysis into action.

What you will do:

Portfolio Analytics and Reporting

  • Analyze portfolio‑ and asset‑level financial performance, including NOI drivers, revenue trends, expense behavior, and operational KPIs
  • Support oversight of PMCOs and third‑party vendors through data analysis, reporting, and performance tracking
  • Help standardize reporting and performance expectations across regions, PMCOs, and external vendors
  • Develop and maintain recurring performance reports and dashboards to support Asset Management decision‑making
  • Assist with benchmarking vendor performance and identifying opportunities for improvement or cost savings

Operational Performance and Strategic Support

  • Identify underperforming assets and key drivers (occupancy, collections, expenses, turnover, maintenance, utilities, insurance, taxes) and partner with Asset Managers to develop asset‑specific action plans and monitor progress
  • Identify, track, and support initiatives designed to improve NOI across the portfolio including ancillary income programs, utility reduction efforts, and other revenue and cost reduction opportunities
  • Serve as a liaison for cross‑functional initiatives involving April Housing departments (Financial Planning and Analysis, Investments, Preservation, Compliance), PMCOs, and other external partners
  • Identify gaps in data quality, reporting processes, and workflows, and recommend improvements
  • Leverage tools such as Excel, Power BI, AI, and portfolio systems to automate reporting and improve data quality and visibility
  • Perform special ad hoc projects on a frequent basis

Qualifications:

  • Bachelor’s degree preferred in Business Administration, Finance, Data Analytics, Real Estate, or similar fields
  • Minimum of 2-3 years of analytical experience in fields such as asset management, finance, or property data
  • Knowledge of affordable housing regulations, particularly HUD and LIHTC, preferred
  • Strong skills in analysis, communication, and organization and comfortability with AI
  • Ability to function in a fast-paced environment while managing competing priorities
  • Proactive mindset with a focus on teamwork and delivering results
  • Communicates Effectively: Listens effectively and confirms understanding when needed.  Cooperates effectively with teammates (intact team and cross functionally) and provides and takes feedback with ease
  • Drives Results: Works hard to ensure understanding of all critical performance targets.  Lines up personal and team performance to deliver results.  Accepts feedback and pivots activities and behaviors when needed to improve results
  • Plans and Aligns: Understands plans communicated and asks for clarity when needed.  Provides input when plans require front line input. Makes an effort to ensure teammates are aligned on daily and weekly actions supporting the plan.
  • Manages Ambiguity: Carefully listens to need for change or need to wait for instruction in times of change.  Keeps moving daily and weekly tasks forward while waiting for any pivots to workstream.
  • Develops Talent/Professional Development: Works with leadership to execute individual development plans for self and others.  Makes time to become the best in their current role and to learn aspects of future potential roles.
  • Resilient: Stays abreast of results individually and for the team and reacts with persistence especially when results are less than planned.  Keeps a positive attitude and entertains and develops ideas to enhance results.
