Third-party managers like Asset Living, which operates across multifamily, build-to-rent, student, and affordable housing verticals at national scale, need specialists who can hold the line on file integrity without slowing down occupancy. This role sits at that intersection.

What the Work Actually Involves

The core of this position is resident file review. You'll assess Affordable Housing applications for eligibility and regulatory compliance, working against a 24-hour review window from the time files land on your desk. That turnaround matters: delayed file approvals create occupancy gaps and can put tax credit allocations at risk if errors compound over time.

Beyond day-to-day file work, you'll track changes in LIHTC regulations and translate those changes into updated procedures at the property level. Texas properties fall under TDHCA oversight, so familiarity with that agency's compliance framework carries real weight here. You'll participate in tax credit reviews conducted by outside entities and attend TDHCA training annually. Within your first two years, you'll be expected to complete HCCP training and pass the certification exam if you don't already hold that designation.

Travel runs at roughly 50% of your time annually. That includes property visits, conferences, and training sessions. If you're based in Dallas or Fort Worth, a meaningful portion of your travel will likely stay within Texas, though Asset Living's portfolio spans the country.

Experience and Credentials

  • Direct experience reviewing LIHTC resident files for eligibility and compliance
  • Proficiency with RealPage OneSite Tax Credit module
  • HCCP designation preferred; required within two years if not yet certified
  • Knowledge of HUD programs is a plus
  • Strong written and verbal communication skills, including the ability to document compliance findings clearly
  • Detail-oriented and organized, given the volume and sensitivity of file review work

What separates strong candidates in this role is the ability to work quickly without sacrificing accuracy. A 24-hour file review cycle rewards people who have internalized compliance checklists well enough that they're not second-guessing fundamentals under time pressure. Candidates who have worked through a TDHCA audit or an outside tax credit review before will ramp faster than those who haven't seen that process from the inside.
