Property management offices run on paperwork, follow-through, and someone who keeps things from slipping. At a 151-unit community, that person is usually the administrative assistant. The Community Manager can't be in two places at once, and residents don't wait for convenient timing. This role exists to keep the office functional so the rest of the property can stay operational.

Blaisdell Apartments is a manufactured housing community in Minneapolis, managed by Investment Property Group, a firm that owns and operates 150 properties across 13 states. The pay range is $20 to $24 per hour, and the schedule is Monday through Friday, 8am to 5pm.

What the Work Actually Looks Like

Most days involve a mix of leasing support and office administration. You'll answer calls and emails from prospective residents, schedule tours, and walk people through the property. You'll process rental applications, chase down missing documents, and help prepare lease paperwork for move-ins. Resident correspondence, filing, data entry, and keeping records accurate and current are regular parts of the day.

You'll also support delinquency tracking and rent collection processes, which means you need to be comfortable having straightforward conversations with residents about their accounts. That's not the most comfortable part of the job, but it's real, and it matters. Community standards don't hold themselves up.

Proficiency in property management software is a genuine requirement here. IPG works with platforms like Yardi, Rent Cafe, Blue Moon, and Vendor Cafe. If you've used any of these before, say so clearly on your application.

Who Does Well in This Role

Strong candidates tend to come in already knowing how to manage competing priorities without needing constant direction. The Community Manager will set the tone, but they're not going to walk you through every task. You'll need to own the administrative side of the office.

  • Experience with leasing documentation, move-in paperwork, or residential records
  • Comfort handling resident complaints without escalating them unnecessarily
  • Familiarity with property management software (any of the platforms listed above)
  • Solid written communication, since a lot of resident correspondence goes out under the office's name
  • A valid driver's license

Manufactured housing communities have a specific resident demographic and culture. The best administrative staff adapt their communication style to fit the community rather than defaulting to one mode. If you've worked in affordable housing, senior housing, or any community with a strong resident culture, that experience translates well here.

This type of role often leads to assistant manager or leasing manager positions for people who develop their leasing and operations skills over time. IPG is a growing company with a national footprint, so internal movement is a real possibility for someone who performs well at the property level.
